This building with 72 rental flats stands in Overhoeks, a dynamic residential and working district in Amsterdam where structures alternate with green spaces in a campus-like environment. Because the district is so densely built-up, ensuring sufficient daylight at street level was an important planning aim. Recesses in the upper levels allow good daylight conditions on the lower floors.

The building’s identity is determined by a fine grid of slender, 7-cm-thick balcony railings and 880 narrow concrete supports. Orange Architects collaborated intensively with the concrete specialists from Hi-Con Nederland to develop the delicate, high-strength balcony slabs and supports for The Line.

This veil-like skin conceals a further layer that wraps around the exterior walls of the apartment building. This consists of structured vertical aluminum profiles eloxated in a light shade of gold. This gleaming colour is astounding for the dynamic visual effects that appear whenever the sun shines through the building.

Most of the facade elements can be removed, recycled and remounted as needed. The living units are connected to a shared heat-storage system that can be used to cool the building in summer and heat it in winter.

The ground floor has three main entrances, one in the middle of the building and one at each end, from which visitors reach the upper storeys. These entrance halls have been fitted with high-quality oak panelling and dark-coloured floor tiles that contrast with the white perforated ceilings. The topmost three levels are recessed in tiers in order to ensure the greatest possible amount of daylight on the side facing the road.
