More living space in the city through roof extensions

This popular and trendy quarter, which also has quiet residential areas, is located on the eastern bank of the Isar river and is one of Munich's most expensive districts to live in. It is very close to the city centre and not quite as busy as Schwabing or the fashionable Glockenbachviertel. The high quality of life it offers is not least due to its historic character, having largely remained largely unscathed during the Second World War. The buildings currently being extended date from the 1930s and are located in Einsteinstrasse, Versailler Strasse and Braystrasse. Together they form a large inner courtyard.
New apartments under old roofs
The construction work encompassed the renovation of the top floors and the creation of new living space. A total of 33 new apartments have been built in 14 buildings on Braystrasse. These are predominantly apartments with two or three rooms and living space of approx. 60 to 70m². In addition, a few larger apartments with four to five rooms have also been built. Following the expansion, the buildings have a completely new roof truss that is 70cm higher than the original. In order to rebuild the knee wall, the outer walls and the central supporting wall were fitted with new concrete beams and a new purlin structure erected on top. The room height in the newly built apartments is now almost 4m in some cases.
Renovation of the floors with new floor systems
For the floor construction, OSB formwork was mounted on the floor's wooden and concrete beams. The impact sound insulation board Fasoperl-TS, an easy-to-lay mineral wool (MW) floor slab in accordance with DIN EN 13162, was placed on this surface. It is laminated on the underside with glass fleece and has a high load-bearing capacity. Used in combination with the dry screed element Aquapanel Cement Board Floor from Knauf, in the Braystrasse properties it is suitable for impact sound insulation. Aquapanel Cement Board Floor, cement screed that is stable, water- and mildew-resistant and which does not require water, was used before the parquet was laid. The system is installed using push-in connections. It does not have to be drilled or screwed, and instead is glued on. The push-in system with a circumferential groove edge means that the dry screed elements can be installed independently of the laying direction.
Simple floor structures
After the dry screed had been quickly laid, the floor finish, a strip parquet made of 8mm solid oak, could be realised directly in the living rooms. Only in the bathrooms were the floors tiled. A thin electrical floor-heating mat was installed before the tiles were laid. A total of approx. 2,500m2 of Aquapanel panels and Fasoperl respectively was used. The products belong to Knauf's floor systems with Aquapanel technology. In addition to floor slabs, the systems also encompasses fills – heat-insulating, sound-insulating and level-compensating as well as light fills for large construction heights.
